What's Changing in Property Maintenance in 2025?

Keep Up Blog Logo
Technology, regulation, cost pressures and tenant expectations are reshaping property maintenance. Here is what has been changing and what it means for UK landlords and property managers.

1. Maintenance Is Getting Smarter

Remember when maintenance meant waiting for something to break, then scrambling to fix it? Those days are pretty much over – or at least they should be if you want to stay competitive.

Smart building tech isn’t just fancy gadgets anymore. We’re talking about systems that can tell you there’s a leak developing before it floods your tenant’s living room, or alert you to electrical issues before they become fire hazards. It’s like having a building that can actually talk to you about its problems.

One of our senior technicians put it perfectly the other day: “It’s like the difference between waiting for your car to break down versus getting regular MOTs. You spot the small stuff before it becomes expensive stuff.” We’re helping landlords shift from those costly emergency fixes to planned maintenance that actually protects their investment long-term.

2. Energy Efficiency Is No Longer Optional

Here’s where things get serious – energy efficiency isn’t just a nice-to-have anymore. By April 2027, every rental property in England and Wales needs an EPC rating of C or better. No exceptions. No extensions.

Think about it – if your property’s currently sitting at a D rating (and thousands are), you’ve got some work to do. It’s not just about ticking boxes either; this stuff actually makes financial sense. Better insulation means lower bills, which means happier tenants who stay longer.

We’re working with landlords every week on this – improved insulation, proper draught-proofing, heating systems that don’t cost a fortune to run. Sure, there’s an upfront cost, but energy-efficient properties are easier to let and manage. They’re also worth more, which is always nice when you’re looking at your portfolio value.

3. The Rules Are Tougher and Clearer

Let’s be honest – the regulatory landscape feels like it changes every few months. The Building Safety Act 2022, Awaab’s Law… it’s a lot to keep track of. But here’s the silver lining: the rules are actually clearer now about what’s expected.

Take damp and mould issues – there’s no more grey area about how quickly you need to act or what standard the work needs to meet. It’s all spelled out, which actually makes life easier once you know what you’re dealing with.

At FMS Upkeep, we’ve beefed up our internal systems because of this. We’re not just fixing things; we’re documenting everything properly so our clients can show they’re meeting their obligations. Our comprehensive services cover inspections, roofing repairs, plumbing, electrical work – basically everything you need to keep properties safe and compliant.

One of our senior property managers said it best: “It’s actually quite liberating knowing exactly what’s expected. No more guesswork about whether we’ve done enough.” By focusing on quality work and proper documentation, we’re giving landlords peace of mind that their properties meet safety standards and protect their tenants.

4. Costs Are Climbing—But There Are Smarter Ways to Manage Them

Won’t sugar-coat this one – costs are going up, and they’re going up fast. The Building Cost Information Service reckons general maintenance costs will jump by 17%, and cleaning costs? They could rise by 27.5% by the decade’s end. Ouch.

Labour shortages and inflation are the main culprits here, but there are ways to be smart about it. The key is thinking strategically instead of just reacting to problems as they pop up.

We help our clients beat these rising costs by grouping jobs together – why send a plumber out three times when you can handle multiple issues in one visit? Seasonal maintenance scheduled early saves money too. Book your heating system service in spring, not when everyone else is panicking in October.

Our team includes electricians, plumbers, carpenters, decorators – the whole crew. We work efficiently to deliver complete solutions that protect buildings and extend the life of installations. It’s about working smarter, not harder. This approach doesn’t just control costs; it keeps rental properties and commercial buildings running smoothly.

5. The Repair Experience Really Matters

Here’s something that might surprise you – how you carry out repairs is just as important as getting them done quickly. Since 2020, complaints about repairs in rented housing have shot up by 75%. The main gripes? Poor communication and endless delays.

Think about it from a tenant’s perspective. You’ve reported a problem, and then… radio silence. No updates, no idea when someone’s coming, no clue how long it’ll take. Frustrating doesn’t begin to cover it.

At FMS Upkeep, we’ve made communication a priority. Regular updates, realistic timeframes, and respect for people’s homes – it’s not rocket science, but it makes a massive difference. Our teams keep work sites tidy and minimize disruptions because nobody wants their home turned upside down for a simple repair.

Here’s the kicker – good communication doesn’t cost extra, but it dramatically improves tenant satisfaction. One of our customer service coordinators put it perfectly: “When people know what’s happening and when, they’re much more understanding if there are delays or complications.” By combining technical expertise with a customer-focused approach, we’re delivering experiences that strengthen landlord-tenant relationships and boost property reputations.

Frequently Asked Questions (FAQ)

What is property maintenance and why is it important?

Property maintenance involves the regular upkeep, repairs, and inspections of a building to ensure it remains safe, functional, and compliant with regulations. It’s important because it protects your investment, prevents costly emergency repairs, and helps maintain tenant satisfaction.

How often should planned maintenance be carried out?

Planned maintenance should be scheduled based on the property’s age, condition, and systems. Generally, inspections and servicing of key systems like heating, plumbing, and electrical should occur annually, while other tasks like roofing inspections and cleaning may be seasonal.

What types of services does a property maintenance company offer?

A professional property maintenance company typically offers a range of services including electrical and plumbing repairs, roofing, carpentry, decorating, heating system servicing, pest control, landscaping, and emergency repairs.

How can smart technology improve property maintenance?

Smart technology enables predictive maintenance by alerting you to potential issues such as leaks or electrical faults before they become serious. This reduces downtime, lowers repair costs, and enhances tenant safety and comfort.

What should I look for when hiring a property maintenance company?

Look for a company with established experience, professional expertise, proper insurance, positive references, and a service guarantee. It’s also important they offer a comprehensive range of maintenance services and communicate clearly throughout the process.

How can I manage rising maintenance costs effectively?

Managing costs involves strategic planning such as grouping jobs together, scheduling seasonal maintenance early, and investing in energy-efficient upgrades. Working with a reliable property maintenance company that provides transparent pricing and efficient service also helps control expenses.

What are the legal requirements for rental property maintenance in the UK?

Landlords must ensure their rental properties meet safety and health regulations, including gas safety checks, electrical inspections, fire safety measures, and compliance with the Building Safety Act. Regular maintenance and proper documentation are essential to demonstrate compliance.

How do emergency property maintenance services work?

Emergency services operate 24/7 to address urgent issues like water leaks, heating failures, or electrical faults. A responsive property maintenance company will prioritize these emergencies to minimize damage and disruption.

Can property maintenance companies manage large refurbishment projects?

Yes, many companies offer project management solutions to plan and oversee refurbishments, ensuring quality workmanship, timely completion, and compliance with regulations.

How does regular property maintenance benefit tenants?

Regular maintenance ensures safe, comfortable living conditions, reduces unexpected breakdowns, and improves tenant satisfaction and retention by addressing issues promptly and professionally.

We used Up Keep for some maintenance in our office (repainting of toilets and a meeting room) and we couldn't be happier with the results! All the work was carried out within the time scale provided, with minimal disruption considering everything took place within office hours! The workers we had were very polite and left the spaces spotless after the work was completed. Chris was also great at coordinating the work and stopped by once everything was complete to check we were happy. I can highly recommend Up Keep and we'll definitely be using them again for future projects! Thank you 🙂

I had an absolute nightmare situation checking in to a property which wasn’t clean, lights needed fixing, extractor needed fixing then to find out that the drain in the back courtyard had a leak with sewage raining down from the above flat. The furniture was left there rotting and no attempt by the agency to clean or even investigate the stained pipes and walls. I was rushing to leave the house to catch a train, Shemus arrived saying he was there to investigate the leak. I told him I had 3 minutes until taxi arrived and he said he wasn’t given any keys and the wrong contact number, had driven an hour to get there. He quickly confirmed it was sewage and said he’d get back to me. While on the train I got a phone call to say the leak was fixed, the courtyard washed and rotting furniture removed. I’m still in shock as he was so kind enough to actually finish the job but also leave the area in a clean condition. The best service I’ve ever received and complete blown away after the appalling condition the agents handed over the property. Thanks again Shemus! You’re an absolute legend!

What’s Changing in Property Maintenance in 2025?

🏡 What’s Changing in Property Maintenance in 2025?

Straightforward insights from FMS Upkeep

Property maintenance is evolving fast. In 2025, we’re seeing clear shifts in how properties

are cared for, driven by technology, regulation, cost pressures, and rising expectations

from tenants.

At FMS Upkeep, we’re adapting alongside these changes. Here are five trends shaping the

way we deliver maintenance today—and how we’re helping clients keep ahead.

🔧 1. Maintenance Is Getting Smarter

Maintenance used to be reactive: something breaks, someone fixes it. But that’s changing.

With the rise of connected systems, it’

s now possible to monitor buildings in real time and

spot problems early, before they cause major disruption.

Properties using this kind of predictive maintenance are seeing 20–30% fewer issues over

time. It’s not about replacing people with technology, but about using better tools to

reduce emergencies and plan work more effectively. We’re trialling this approach in

selected properties where it makes sense – helping landlords move from short-term fixes

to longer-term reliability.

🌿 2. Energy Efficiency Is No Longer Optional

The UK government is pushing ahead with tighter energy rules. By April 2027, all rental

homes in England and Wales will need to meet an EPC rating of at least C. That affects

thousands of properties currently rated D or below.

We’re working with landlords to phase in upgrades like insulation, draught-proofing and

more efficient heating. These changes aren’t just about compliance—they also reduce

energy bills and improve tenant comfort, which makes properties easier to let and

manage in the long run.

⚖ 3. The Rules Are Tougher—and Clearer

New laws like the Building Safety Act 2022 and Awaab’s Law mean landlords now face

stricter requirements on how quickly repairs are carried out, especially when it comes to

hazards like damp and mould.

That’s had a knock-on effect across the sector, particularly in social housing. We’ve

updated our internal systems and communication processes to help landlords respond

within the required timeframes and keep proper records. It’s about doing the work well—

and showing it’s been done right.

💷 4. Costs Are Climbing—But There Are Smarter Ways to Manage ThemMaintenance costs are rising. The Building Cost Information Service (BCIS) forecasts a 17%

increase in general maintenance costs and a 27.5% rise in cleaning costs by the end of

the decade. Labour shortages and inflation are both contributing.

We’re helping clients deal with this by planning ahead – grouping tasks, avoiding repeat

visits, and tackling seasonal works early where possible. A well-planned approach nearly

always works out cheaper than last-minute repairs.

🧑‍🔧 5. The Repair Experience Really Matters

Repairs aren’t just about getting the job done – they’re also about how the job is done.

Since 2020, formal complaints about repairs in rented and social housing have risen by

75%, with tenants often citing poor communication and delays.

We’re focusing on the basics: clear updates, realistic timeframes, and respectful service

inside residents’ homes. Good communication doesn

‘t cost more, but it does make a big

difference.

✅ Final Thoughts

In 2025, property maintenance is about more than fixing what’s broken. It’s about

planning ahead, staying compliant, keeping costs in check, and delivering a better

experience for everyone involved.

At FMS Upkeep, we’re not trying to chase trends – we’re focused on doing the job properly.

As expectations grow, we’re here to help landlords, agents, and residents meet the

moment with confidence.
