Block management property maintenance is the reactive and planned upkeep of a block's communal areas and common parts, delivered for managing agents, resident management companies (RMCs), right to manage (RTM) companies and freeholders. UpKeep is the London contractor that handles it - communal repairs, planned preventative maintenance and fire-safety remedials across every trade, with 1-3 hour emergency response in London, full before-and-after photo reporting and transparent fixed pricing you can defend to leaseholders.

The pressures you are under

A maintenance partner that takes the heat off you

Managing blocks means resident calls, compliance deadlines and service-charge scrutiny - often all at once. UpKeep is the works contractor that closes faults quickly, documents everything and keeps your common parts compliant.

Free, no-obligation quotations across London and the UK.

1

Resident complaints escalate fast

A dead stairwell light, a failed entrance door or a leak into common parts means calls from every flat. UpKeep attends London emergencies in 1-3 hours and keeps you updated, so faults are closed before they become disputes.

2

The compliance liability lands on you

Fire doors, FRA actions and communal electrics carry real exposure for the responsible person. We carry out the remedial works to standard, with certificates and photo evidence you can put in front of leaseholders and insurers.

3

Every invoice gets scrutinised

Service-charge spending can be challenged at tribunal. UpKeep gives transparent, itemised, Section 20-friendly quotes and clear reporting, so spending is easy to justify.

4

Too many contractors to chase

One firm for plumbing, another for electrics, another for roofing is a procurement headache. UpKeep covers every trade across your whole portfolio under one accountable point of contact.

The UpKeep difference

Compliance and fire-safety remedial works for common parts

Most contractor pages go thin on fire safety and leasehold compliance. We do not. UpKeep carries out the remedial works that keep your common parts safe and certifiable - while consultations, budgets and legal liability stay where they belong, with you and your advisers.

Fire doors

For buildings 11m and over, flat entrance doors should be checked annually and communal fire doors quarterly (in force since January 2023). We provide fire door inspection support, repair and compliant replacement. See gov.uk fire-door duties .

FRA remedial actions

A Fire Risk Assessment is legally required for the common parts of any block with shared areas. UpKeep carries out the FRA remedial actions - fire-stopping, signage, compartmentation and door works. We do not write the FRA itself.

Communal EICR remedials

Blocks usually have a separate electrical installation serving shared parts. We carry out communal EICR remedial works and ongoing electrical maintenance across landlord-supply circuits and risers.

Emergency lighting & BSA awareness

Emergency lighting testing, repair and replacement across common parts. For higher-risk buildings (broadly 18m+ or 7+ storeys) we work within the accountable-person regime, carrying out remediation - see building owner obligations .

Section 20 / QLTA

Quoted the way agents consult and recover

Qualifying works costing any one leaseholder more than 250 pounds (inc VAT) need consultation; a qualifying long-term agreement (any contract over 12 months) costing any one leaseholder more than 100 pounds a year (inc VAT) needs its own consultation. Get it wrong and recovery is capped - so UpKeep quotes in a clear, itemised, consultation-friendly way and can work to a schedule of rates or 12-month terms. We do not run the consultation - that stays with you. For the statutory detail see LEASE on Section 20 consultation .

The detail that matters

Block management property maintenance, done properly

Whether you are a managing agent juggling a portfolio, an RMC director volunteering your evenings, or a freeholder protecting an investment, the day-to-day reality is the same: communal areas have to work, residents expect a fast answer, and every pound spent from the service charge has to be defensible. UpKeep is the outsourced works contractor that handles the practical side - reactive communal repairs when something fails and planned preventative maintenance for blocks that stops it failing in the first place - while you keep control of management, budgets and consultation.

Built for managing agents, RMCs, RTMs and freeholders

Roughly half of UK leasehold blocks are managed by resident management companies, so we write and work for both the professional agent and the volunteer director who carries real legal responsibility without a trade background. The promise is the same either way: one team that covers every trade, attends quickly, and hands back documentation you can put straight in front of leaseholders. We sit on your panel as the contractor - we are not a managing agent and we do not collect service charges, prepare budgets or decide who is liable to pay. We do the works, and we document them.

That single point of contact matters most across a portfolio of buildings . Instead of chasing a plumber here, an electrician there and a roofer somewhere else, you raise one job and the right trade is dispatched - with consolidated reporting so you can see the whole estate at a glance. For our wider client base across estate agents , landlords , hotels and hospitality and local councils , the same accountable model applies.

In-house maintenance vs outsourced for managing agents

Running maintenance in-house can feel like control, but it often means carrying fixed cost, partial trade cover and the compliance burden yourself. Outsourcing to a single accountable contractor flips the maths - you pay for the works you need, get every trade on call, and inherit the documentation trail by default.

Consideration
In-house maintenance
Outsourced to UpKeep
Cost
Fixed salaries, vans, tools and downtime whether work comes in or not.
Pay for works done - transparent fixed quotes, no idle overhead.
Trade cover
Limited to the trades you directly employ; specialist works subcontracted ad hoc.
Every trade in-house - plumbing to roofing to electrics under one call.
Response
Constrained by staff availability and rota gaps.
24/7 cover with 1-3 hour emergency attendance in London.
Accountability
Spread across staff, agencies and one-off subcontractors.
One accountable contractor and a single point of contact.
Documentation
Inconsistent records; evidence gathered after the fact.
Audit-ready by default - photos, certificates and itemised invoices.
Scaling a portfolio
Each new block stretches the same fixed team thinner.
Scales cleanly - add blocks to one account with consolidated reporting.

"Block managers do not need another contractor who turns up late and leaves the job half done. They need one team that covers every trade, documents everything, and keeps the building compliant - so the calls they get from residents are thank-yous, not complaints."
Drahim Hasula , founder of UpKeep
